Meeting Schedules – Planning Board and Zoning Board of Appeals

Unless otherwise notified, meetings for the Planning Board are held on the first Wednesday and the third Monday of each month at 7:00 p.m. at Cicero Town Hall, in the courtroom. The meetings for the Zoning Board of Appeals (ZBA) are held the first Monday of each month at 7:00 p.m. at Cicero Town Hall, in the courtroom.

SERVICES OF THE PLANNING & ZONING OFFICE
Permits
This department is responsible for the issuance of all building permits and code enforcement issues for the Town of Cicero.

We will be happy to discuss your future projects and concerns. Below you will find the basic requirements for the review and issuance of building permits.

Building Permits are required for any new construction, to include:


Any addition to the house (e.g. deck, porch, garage, etc.)
Any structural, plumbing, or electrical alterations
Any
swimming pools (above ground or in-ground), these also require an electrical Permit (applications for Electrical may be obtained in the Zoning & Planning Office), there are also certain guidelines for fences for pools
Any
storage shed (no matter the size)
Any
demolition of buildings
Any
fireplace, pellet stove, wood stove, etc.
Any
signs (signage)


When applying for a Building Permit, an application must be obtained from the Zoning and Planning Office, fees are based on the value of the work and; therefore, vary. Please submit an accurate copy of your survey indicating where the work will occur, comprehensive construction plans must be submitted with the application. Surveys are most likely kept with your mortgage papers.

The installation of a fence does not require a Building Permit, but can not be installed in a drainage swale or an easement, and can not exceed six feet in height. No solid fence is allowed in a required front yard. You may place the fence on your property line.

Corner lots are more restricted because of the building line setbacks. We suggest that you bring a copy of your survey to our office with any questions on proposed construction.

You must maintain drainage easements (swales) including mowing, as the property owner. They must be kept clear of grass clippings, debris, trees, etc., in order to maintain the correct flow of water.

If you live in the 100-Year Flood Zone, a Flood Plain Development Permit must be applied for along with your Building Permit for ANY work. In some cases, a Flood Plain Permit must be obtained for work that does not require a Building Permit (such as siding, windows, painting, grading, etc.)
