Welcome to the Town of Cicero's Office of Real Property Tax Services. We are happy to serve our community with respect and dignity. This department is also more commonly known as the Assessor's Office, and we are responsible for placing value on all parcels within the town. The Town of Cicero contains properties such as: vacant, residential, agricultural, commercial and industrial parcels. We also process all exemptions, review and analyze sales data, manage the equalization rate, and help in defending the town in all assessment related court cases.

The equalization rate changes every year depending on the sales activities in the real estate market and is meant to reflect those changes. The actual number is arrived after a review of market data by both New York State and the Town of Cicero Assessor. When the rate drops, market value increases. Conversely, when the rate goes up, market values decrease.

Some important dates to remember that are illustrated below are described as follows:

Taxable Status Date is the date in which ALL properties are assessed and valued in HOW the parcel sits on that given date.

Tentative Roll Date is the date in which the assessor has completed the tax roll for that given year. This is when one should review their own assessment to ascertain if it is a FAIR MARKET VALUE of their property. If one does not agree with their value placed on their property by the assessor: THIS is where one needs to prove to the assessor WHAT they feel their FAIR MARKET VALUE should be. Grievance Day is the date in which IF one can not convince the assessor to reduce their assessment they may file An official complaint form with the BOARD OF REVIEW. These forms are available in the Assessor's Office and online at the Office of Real Property Tax Services website, aka ORPS (www.orps.state.ny.us).

Final Roll Date is the date in which the towns value as a whole is solidified The Assessor is available by appointment throughout the year to discuss any of your assessment related concerns. We appreciate the issue of property tax and its congruence with assessments as it can be a complicated issue.

The deadline for any and ALL EXEMPTIONS IS MARCH 1st. There are NO EXCEPTIONS! All forms must be filed by March 1st of every given year.
